Automated Backtesting is easy. The second method of Backtesting is performed manually and visually by the trader. Why would someone do a manual backtest? Section 8 Notice To Quit

A section 8 notice to quit is different from a section 21 notice though both are used to gain possession of your property. Unlike the section 21 a section 8 notice is used if you want to get your property before the fixed term of rental is up. With a section 21 notice you must wait until the fixed tenancy period is over before you can gain possession of the property.

This section 8 notice can only be used if the tenant has breached the terms that are detailed in the tenancy agreement. Additional certain conditions must be met with the most common being that the tenant owes back rent. With the section 8 notice it is possible to evict the renter with a possession order is issued form the court.

A landlord has over 17 different reasons in which they can file a section 8notice. The amount of time you must notify the tenant tends to differ depending on which ground you are filing the notice under.

There are seventeen grounds in which a landlord can state as reasons to gain their property and all are different. If the ground is based on rent then the tenant must have eight weeks of rent due if rent is paid every two weeks, if rent is quarterly then one quarter must be overdue, and if two months’ rent are overdue when the rent is paid monthly.

If you should need to go to court then it is recommended that you state as many grounds as possible as many can be hard to substantiate.

A Section 8 Notice To Quit is also known as a section 8 possession notice. Section 8 Notice is different than a section 21 notice as it is used when the landlord wants to obtain his or her property before the fixed term as ended.

A section 21 notice to quit is a notice that is generally given by the landlord to a tenant to get possession of the property at the end of an AST or short hold tenancy. This notice can be used at any time and the landlord does not need to provide a reason for ending the tenancy.

In order to be able to give the tenants this notice the landlord must follow a set of procedures and rules. There are two main subsections to the section 21 notice and which one you follow will depend on if the short term period has come to an end or if the deadline is still in the future. You can still use the section 21 notice if the short term period has changed to a period tenancy.

If the tenancy is for a period term then the landlord can take possession at the end of one of the rental periods. No matter which term you can take possession the landlord still must give two months notification.

The section 21 notice is only for taking possession of the property if the tenant has damaged the property or owes rent then there is additional paperwork that will need to be filled out. You can provide notification in many different ways though if you want a clear date for when the two months starts handing the section 21 notice to the tenant in person is your best bet.
